Here is this month's sales data by town for the Central Coast of California including towns in San Luis Obispo County and Santa Maria. The inventory is definitely moving up with most towns in a balanced market--a very good place to be. We typically slow down in November and December so it will be interesting to see how things go this year. You'll notice that some of the median sales prices are dramatically up over last month, and others dramatically down. It really depends on what sold as the number of sales are lower in most of the towns. When high priced properties sell, the median price goes up and when it's mostly lower priced properties, the median price will show lower. So it's definitely something to compare over a year's time. In most towns the days on market are a bit longer.
